During the process, we will check the legal title to the property, apply for the relevant searches, raise pertinent legal enquiries, liaise with the mortgage lender, other solicitors and estate agents in order to achieve an exchange of Contracts.
The searches we will undertake does depend on where you are purchasing, whether you are having a mortgage (some searches are compulsory) and whether you wish us to carry out any optional additional searches. We can discuss the appropriate searches with you if you instruct us to act on your behalf and once draft Contracts are received from the sellers’ solicitors.
If you are purchasing a leasehold property, we will review the Lease and the management pack to ensure that the terms of the Lease provided are acceptable, both for you as a purchaser and to any mortgage lender.
