Conveyancing Fees
On average a straightforward residential conveyancing matter typically takes 10 to 14 weeks. However, this can be impacted by the timescales of third parties for example search results, mortgage lenders and other parties in a chain.
Freehold Sale Costs Price Range |
£595 - £1,500 (exclusive of VAT) * |
To include:-
- Taking instructions from you and carry out due diligence.
- Obtaining relevant title deeds and documents.
- Drafting the Contract and submitting this to the buyer’s solicitors for approval.
- Attending to enquiries raised by the buyer’s solicitors.
- Obtain a redemption figure from your mortgage lender (if we are redeeming a mortgage).
- Arrange for you to sign the Contract.
- Agree a completion date.
- Exchange Contracts.
- Complete the sale.
- Pay the estate agents (if applicable); pay off your existing mortgage (if applicable) and account to you for any balance due.
- Communications and correspondences with you, your buyer’s solicitors, your estate agents and your mortgage lender

Additional matters which might arise which may not be included in the above or may attract additional fees:-
- Defects in the title
- Unregistered titles.
- Arranging Indemnity Insurance policies
- Dealing with second charges and restrictions noted on the title deeds

- Obtaining relevant title deeds and documents and Leasehold documents.
- Drafting the Contract and submitting this to the buyer’s solicitors for approval.
- Attending to enquiries raised by the buyer’s solicitors.
- Contacting the Landlord and/or Managing Agents to obtain Management/Sellers Packs as required by the buyer’s solicitors.
- Obtain a redemption figure from your mortgage lender (if we are redeeming a mortgage).
- Arrange for you to sign the Contract.
- Agree a completion date.
- Exchange Contracts.
- Complete the sale.
- Pay the estate agents (if applicable); pay off your existing mortgage (if applicable); any outstanding ground rent and service charges, or arrange apportionments of be recovered from the buyer’s solicitors and account to you for any balance due.
- Communications and correspondences with you, your buyer’s solicitors, your estate agents, your Landlord/Managing Agents and your mortgage lender

- Receiving the Mortgage instructions from your mortgage lender, reviewing the offer, reporting any reportable matters to the lender; reporting to you on the offer and obtaining your signature to the Mortgage Deed.
- Reviewing replies to enquiries.
- Arrange for you to sign the Contract and Transfer Deed.
- Agree a completion date.
- Exchange Contracts.
- Complete the purchase.
- Attend to the payment of Stamp Duty.
- Registering the purchase with the Land Registry and providing you and your mortgage lender with copies of the deeds.

- Agree a completion date.
- Complete the Re-Mortgage.
- Repaying the existing
- Registering the mortgage with the Land Registry and providing you and your mortgage lender with copies of the deeds.
